We will provide you with an expert consultation on your property; how to better market and sell your property to a potential tenant. We have a team assembled of carpet cleaners, home cleaners and maintenance personnel to get you started. Let us handle the slew of phone inquiries regarding your home. From there, we will properly attract and vet tenants that approach your property. Tin Roof will provide you a background check and expert advice throughout the process to ensure we attract and select the best match to your investment.
Finally, we will place the tenants and get them settled comfortably. We will enforce the standards set forth by the State of South Carolina, the covenants and restrictions of the neighborhood and the lease agreement. We will manage your property throughout the life of the lease and ensure the safety and security of your home and tenants.
Property management options:
Property Consultation:
You have the option to hire us to consult on your property. We will give you all the sage advice from our years of owning and managing rentals. Tin Roof will attract and vet tenants to your liking. Once you have selected your tenants, you are then free to manage your property with your own level of experience. We will always be available to you for advice and consultation.
Property Management:
This process is much the same as a consultation. However, once tenants are selected, we will then sign leases and take on the management of your home through the life of the lease agreement. We will be the ones to answer the phone at 2 am regarding a maintenance issue. Tin Roof will handle the dreaded phone calls, late fees, unexplained absences and check-ups if rent is delinquent. Let us do the inevitable dirty-work of managing rentals.
*We will manage all "reasonable and normal" situations associated with management of your investment.
*TRP WILL collect 10% of management of any large projects that may occur such as multiple quotes, remodels or major maintenance. These will all be discussed prior to execution.*
*If you choose to have only a consultation agreement (see Property Consultation above), your fee will include 1/2 of the first month's rent plus the $99 start-up fee.
